How to Buy a Residential Plot in Lucknow: Step-by-Step Guide

Buying a plot is a large, long-term decision, and the paperwork matters as much as the location. This guide walks through the process from setting a budget to registration and mutation, so you know what to do - and what to ask - at every stage.
1. Decide your budget and purpose
Start by deciding whether you want to build a home, hold the plot as an investment, or both. Your purpose affects the size, location and timeline that make sense.
Your budget should cover more than the plot price. Plan for the following:
- The plot price (rate multiplied by area)
- Stamp duty and registration fee
- Any development, corner or preferred-location charges the developer lists
- Legal verification and documentation costs
- Boundary wall or fencing, and - if you plan to build - map approval and construction costs
2. Shortlist areas and projects
Compare projects on location, approach-road width, distance to schools, hospitals and your workplace, whether the layout is approved, possession status and price per square foot. Write the details down side by side instead of relying on memory.

3. Visit the site
Always see the plot before you pay anything. A site visit shows the road access, the surroundings and the state of development in a way a brochure cannot. Our plot buying checklist lists what to look at and what to ask.
4. Verify the land and the seller
Before booking, ask to see the documents that prove ownership, the land-use status and the layout approval. If the project is above the size thresholds set in the RERA Act, ask for its RERA registration number and check it on the official state RERA website.

5. Booking and agreement
When you book, ask for a written receipt and a booking form or agreement that states the plot number, area, rate, total price, payment schedule, the timeline for registry and possession, and the cancellation and refund terms. Read it fully before you pay.
Do not make significant payments on verbal promises. If something was promised, it should be in writing.
6. Make payments the safe way
Pay through banking channels (cheque, bank transfer or similar) and keep every receipt. For higher-value purchases the buyer may also have to deduct tax at source: under section 194-IA of the Income Tax Act, a buyer generally deducts 1% TDS when the sale value of non-agricultural immovable property is ₹50 lakh or more. Confirm the current rule with a chartered accountant.
7. Register the sale deed

8. After registration: mutation and possession
After registration, apply for mutation (dakhil-kharij) so that your name is entered in the revenue or local-body records. Take physical possession, keep certified copies of the registered deed, and start construction only after the building plan is approved by the competent authority.
