Plot Registry Process in Uttar Pradesh: Steps, Documents and Costs

Registration of the sale deed is the step that legally completes your purchase. This guide explains the registry process in Uttar Pradesh in plain language: what happens, in what order, which documents you need and which costs to plan for.
What registration does
The sale of immovable property above a small value has to be made by a registered instrument. A booking receipt or an agreement to sell alone does not transfer ownership - the registered sale deed does. Registration also creates a public record of the transaction.
Step by step
- Finalise the deal and complete the document verification before you commit to a date.
- Work out the stamp duty and registration fee for your plot. These are usually based on the transaction value or the government circle rate for the area, so confirm the current method and rates.
- Pay the stamp duty (commonly through e-stamping) and the registration fee.
- Get the sale deed drafted, and check every detail: names, plot number, area, boundaries, price and payment details.
- Book an appointment at the sub-registrar office of the area where the plot is located; slot booking is available online.
- Attend the appointment with the seller and witnesses. Identity is verified, photographs and biometrics are taken and the deed is signed.
- The sub-registrar registers the deed, and you receive the registered deed once the process is completed.
- Apply for mutation (dakhil-kharij) in the revenue or local-body records.

The main costs are the stamp duty and the registration fee. Both depend on the value on which they are calculated, and the rates and any concessions are set by the state government and can change, so always check the current schedule with the Registration Department or the sub-registrar office.

After registration: mutation
Registration transfers the ownership; mutation updates the records. Apply for it soon after the registry so that your name appears in the revenue or municipal records - they are used to prove ownership when you sell, take a loan or apply for a building-plan approval.

- Paying the full price before the registry is done
- Registering at a value lower than the actual price - this creates legal and tax problems
- Not reading the sale deed draft carefully before signing
- Forgetting mutation after the registry
